The Gold Medal Lofts project found a new use for the historic former Gold Medal Furniture factory in Racine’s uptown neighborhood.
The original company made cots for the military and director chairs for Hollywood. Now the buildings are home to a 77-unit, mixed-income apartment complex featuring a modern design, accommodations and gathering spaces. Greenfire Management Services painstakingly restored the underused, dilapidated structures, turning them into safe, affordable, high-quality housing.
The 111,105-square-foot project is a full historic renovation of two buildings put up in 1894. A skywalk bridge connects both buildings and overlooks a courtyard. All the units have an industrial style with exposed brick and high ceilings. The property includes a fenced-in playground, a room with a kitchen and open-air courtyards between the buildings.
Work on the buildings required a complete gutting of both structures along with the removal and replacement of more than 30 timbers. The new construction required the installation of all new MEP systems, elevators, two stairwells in the south building, a new roof for the north building and the second and third floors of the south building.
The team also saw-cut several window openings and refurbished all the existing openings to install new windows. The renovation work was extensive and required tuck-pointing for more than 40% of the building’s façade. The project refurbished existing hardwood floors throughout the north building and the first floor and all corridors of the south building. The existing freight-elevator shafts required modifications to accommodate modern residential elevators.
Because of the historic significance of the site, the project team worked closely with the city of Racine and historic advisers to ensure the redevelopment maintained the historic and structural integrity of the buildings.
