Henry Dorrbaker’s Pub & Play in Beloit, Wisconsin, stands as a testament to what focused collaboration and skilled construction management can accomplish under pressure. Corporate Contractors, Inc. led the ambitious adaptive reuse of a 15,900-square-foot former manufacturing space within the Ironworks Campus, transforming it into a family entertainment venue featuring 12 duckpin bowling lanes, a nine-hole mini golf course, arcade games, racing simulators and a 40-seat bar — all in five months.
The project presented formidable challenges from the outset. A riverfront location triggered flood zone restrictions and zoning variances in an M-2 manufacturing district. Persistent rainfall raised the Rock River’s water level, requiring four dewatering wells and 102 linear feet of 96-inch-diameter underground corrugated metal pipe for stormwater management. Nearly 2,000 square feet of original concrete floor was removed, 100 truckloads of fill raised the ground level 15 inches, and nearly two miles of PVC conduit served underground electrical and gaming systems.
CCI’s on-site leadership team, daily schedule updates, three-week look-ahead schedules and use of Autodesk Build kept all partners aligned. The project was delivered on time and under budget with zero safety incidents. The result is a thriving community gathering destination honoring Beloit’s industrial heritage.
