McShane Construction Company delivered a 372,000-square-foot design-build manufacturing and distribution facility for Schuetz Container Systems in Kenosha, Wis., completing the $52.9 million project with a perfect safety record across nearly 94,000 man-hours.

The facility stands apart from conventional warehouses through its extraordinary infrastructure demands. Six 4,000-amp power services — far exceeding standard warehouse requirements — necessitated the design and installation of a custom on-site substation. The building incorporates three on-site rail lines with a mainline turnout installed in coordination with Union Pacific Railroad, 48 truck docks, 245 trailer parking spaces, a full mezzanine system integrating machinery and conveyor networks, and four interior cranes.

Early engagement as design-builder allowed McShane to deliver meaningful value engineering, including early switchgear procurement, a summer-vent warehouse HVAC design that eliminated a cooling system, and integrated precast rooftop screening. Precise sequencing was critical to accommodate internationally shipped, owner-provided equipment, as missed delivery windows would have disrupted installation crews and manufacturing startup.

The project converted an abandoned lot into a facility supporting 250 permanent jobs, generating $575,000 in annual property tax revenue for the city. Harris Architects and Pinnacle Engineering Group joined McShane in delivering the collaboration.
