Moore Construction Services delivered The Westerly, a 138-unit senior living community spanning 193,082 square feet on a 4.72-acre site in Pewaukee, Wisconsin, at a project cost of $38.6 million. The development draws architectural inspiration from the historic Westerly rail line that once connected Milwaukee to Lake Country, blending nautical design cues with modern amenities to create a distinctive living environment for seniors.
The project presented significant construction challenges requiring precise coordination across multiple disciplines. A 36-inch bore beneath Highway 164 — necessary to connect municipal sewer and water services — demanded two weeks of hand mining by a dedicated three-person crew due to difficult subsurface conditions. Unstable soil composition across the entire foundation footprint required full-site GeoPier installation to ensure structural integrity.
The team implemented several sustainable solutions, including a green roof system, low-flow roof drains and LED lighting throughout. A rare Harken lightweight sailboat — one of only two of its kind — was suspended as a feature interior element, reinforcing the project’s nautical theme.
Safety was managed through a partnership with SiteGuard Safety, which conducted weekly site inspections. The Wisconsin Department of Health Services provided regulatory review and approval for the community’s memory care and assisted living components.
