The Dylin, a 52,279-square-foot, three-story aparthotel in Madison’s Capitol East neighborhood, represents a remarkable feat of construction — merging historic preservation with modern building techniques on a tightly constrained 0.52-acre urban lot at a cost of $12,039,000.
The project’s complexity centered on integrating three distinct structures: the restored 1910 Reynolds House, a newly constructed companion Metzger House, and a 51-unit extended-stay building — all connected while preserving a 30-foot-tall, 60-foot-wide, 94-year-old brick facade. Contaminated soil required careful excavation and transport, while micropiles were driven 50 feet into bedrock to achieve stability. With the basement sitting more than six feet below the water table, a permanent dewatering system was installed. Tight perimeter clearances of less than 9 feet forced crews to frame the building in three sections, driving a crane onto a shored post-tensioned concrete deck to complete the work.
Despite a 13-month schedule, the team delivered without sacrificing quality. Innovations included a VRF HVAC smart system and prefabricated wall panels that saved time and cost. Sustainable features include energy-efficient windows, EV chargers, conduit for future solar power and a green roof. The Dylin now serves extended-stay visitors while honoring the neighborhood’s architectural heritage.
