A Kenosha contractor started work on a Class A warehouse at the Pabst Farms development.

Chicago-based HSA Commercial Real Estate on Tuesday announced it started construction of a 226,321-square-foot speculative industrial facility at Pabst Farms, a 1,500-acre development community off Interstate 94 and Highway 67 in Oconomowoc. The warehouse will be ready in the last quarter of 2025 and is open for lease, the developer said.

Riley Construction will work with Cornerstone Architects to deliver the project inside the “horseshoe” of Blue Ribbon Circle North. Pinnacle Engineering is the team’s civil engineer.

The building will be located on 17.3 acres and will accommodate users starting at 40,800 square feet, the developer said. The building specifications include 32-foot clear heights, 50-foot-by-50-foot column spacing with a 60-foot speed bay, more than 30 dock doors and four drive-in doors, the developer added.

The project will include an ESFR sprinkler system, energy-efficient LED lighting, 342 parking spaces and 140 trailer stalls, the developer noted.

Pabst Farms saw development of nearly 1,000 acres with residential, retail, healthcare and education buildings since starting in 2002, the developer said. An updated 2024 master plan plotted commercial and industrial uses for the remaining 450 acres, the developer added.

Pabst59, a 59-acre project with a 320,000-square-foot innovation hub proposed by Wingspan Development Group is underway, the developer said. That project includes five garden-style buildings with 162 apartments, two food falls making up 32,000 square feet, a central plaza and a mix of retail and office space, the developer added.

HSA Commercial Development has built industrial facilities across southeast Wisconsin for more than two decades and has delivered more than 7 million feet of warehouse space in eight communities since 2016, the developer said. Projects range from multibuilding business parks and build-to-suit facilities for national logistics and manufacturing users to speculative developments, the developer added.

“The integration of industrial within a vibrant live-work-play community reflects a growing demand for warehouses in locations that are both transit served and amenity rich,” said Robert Smietana, president and CEO of HSA Commercial Real Estate, in a statement.

Cushman & Wakefield Boerke is leasing the property, the developer said.

“There’s a clear need for new, high-quality space capable of accommodating today’s users,” Smietana said. “This project at Pabst Farms is arriving at exactly the right time given the recent slowdown in speculative development,” he added.

Industrial isn’t the only property rising in Pabst Farms. In April, big box chain Costco submitted plans for a new store on 23 acres just north of I-94 and County Trunk Highway P.
