2929 on Mayfair

Surrounded by a state highway, an active railroad and commercial buildings, constructing the 2929 on Mayfair was a tight fit.
A multi-unit, five-story residential apartment building, the 2929 on Mayfair sits across from Blue Mound Golf Course in Wauwatosa. The building includes a three-story parking garage that serves as the building’s backside. The square structure has an open middle, creating a large private courtyard with a pool, pool rain feature, cabana, firepits, trellis structures, a grill and artificial turf areas for games. The courtyard provides a privacy barrier to Highway 100 (Mayfair Road) on the front of the building as well as the railroad tracks behind.
“To access the work done in the courtyard, we positioned a crane in there and then later used another crane to lift that crane out,” said Matt Goebel, a project executive with Stevens Construction Corp. “We also left out two units on the second floor so we could also move material through there and into the courtyard.”
Utility access was a challenge throughout the project. Before construction began, utility lines hanging over the property from neighboring businesses had to be rerouted before work could begin. WE Energies was going to power the building from utility connections in the railroad’s right-of-way, which Goebel said took time to happen.
Another challenge was connecting to the storm piping that ran under Highway 100. Crews eventually found a series of existing, smaller pipes on the property to attach to the retention basins, allowing Stevens Construction Corp. to secure the necessary permits.
“We had no access to the site on three sides, which made for a tight site,” Goebel said. “Through the challenges, we constructed a luxurious building with a lot of amenities for its residents.”
