Children’s Hospital wants to build $6M clinic in Milwaukee’s northwest side

Children’s Hospital of Wisconsin on Tuesday announced plans to build a new clinic in Milwaukee’s northwest side. The hospital system released plans in partnership with Milwaukee-based Weas Development Company.

The project calls for a 20,000-square-foot building on an 18.3-acre site and construction will cost around $6 million, according to , associate at Weas Development. The property is at 7201 W. Good Hope Road and is owned by Milwaukee County Parks, city officials said. The site is a stone’s throw from Uihlein Soccer Park.

If the project wins city approval, the new clinic will be used as a primary and urgent care facility, according to the developer’s presentation. Children’s Wisconsin will move urgent care services from its Mayfair Clinic at 3040 N. 116th St. in Wauwatosa and another facility at 7720 Good Hope Road, hospital officials said.

Weas said the development company is no stranger to building medical offices.

“It’s in our wheelhouse. We’ve done a few medical office buildings for different area service providers in the past. This was a collaboration between the city, Children’s Hospital and ourselves,” Weas added.

A zoning change proposal and certified survey map (CSM) will need to be considered by the city, including the Zoning, Neighborhoods and Development Committee and the Milwaukee Common Council. Construction is expected to start in the second quarter of 2024 and wrap up in the second quarter of 2025, Weas added.

Weas Development plans to buy the land from Milwaukee County and close its contract by the end of the year, Weas said. Milwaukee County leases the land to the Milwaukee Kickers Soccer Club for events and values the property at around $500,000.

The project will be a new building constructed over a vacant lot, Weas said. The Kickers use the site as a parking lot for events Weas added.

The CSM will create two parcels, the northernmost 2.3-acre parcel for the clinic and the remaining 15.9 acres holding onto the same zoning, Weas said. The developer will pave around 200 parking stalls for future soccer events in an agreement with the Kickers, Weas added.

, MD, president of Children’s Wisconsin Primary Care, said the nonprofit hospital was committed to improving access and offering services where it can have the most impact.

“We are excited to offer all families expanded hours for urgent care and add imaging services. The new additional space will not only allow us to support more primary care providers, but also include dedicated space for mental and behavioral health services as part of the Good Hope Pediatrics team,” Gutzeit added.

The clinic will have around 25 employees and serve around 100 people per day, according to the developer’s presentation.
