A construction team has been announced for a 76-unit residence in Madison.

McShane Construction Company on Tuesday announced it was selected by Fond du Lac-based Volker Development to build Kelly Station, a five-story affordable housing project at the corner of East Washington and North Seventh Street.

“We’re proud to partner with Volker on Kelly Station,” said Alison Gorham, vice president and director of Wisconsin operations at McShane, in a statement. “This development not only brings much-needed affordable housing to Madison, but also incorporates thoughtful design, modern amenities and green building practices that will benefit residents and the surrounding community for years to come,” she added.

McShane didn’t share the total project cost, but a spokesperson said that all 76 units will be rent- and income-restricted.

The project was a partnership between the city of Madison, , the Dane Workforce Housing Fund II and the , said Travis Fauchauld, the managing director of development at Volker. “This project is a perfect demonstration of what might be possible via public-private partnership,” he added.

Located on a .90-acre site at 2462 E. Washington Ave., the development will have a podium-style building with four stories of wood framing on top of an above-grade precast parking garage, McShane officials said. The exterior will integrate masonry on the first floor with a mix of Hardie plank and lap sliding on floors two through five, officials added.

Amenities will include second-floor roof amenity plaza, club room on the fifth floor and rooftop deck, a fully equipped fitness center, a community room and a local community service organization suite, officials said. The property will also have an on-site Madison BCycle station, officials added.

The project has a goal to achieve the Wisconsin Green Built Homes certification, officials said. Green features will include a rooftop solar array that will offset some electricity usage in the building’s common area and a “blue roof,” or a stormwater management system that helps reduce runoff, officials added.

The project participated in WHEDA’s emerging business program, which encouraged the involvement and use of economically disadvantaged businesses in the state, officials noted.

Project completion is scheduled for October 2026, officials said. Knothe & Bruce Architects is the architect of record, officials added.

This is ‘s first new construction project in Dane County and their 27th in the state of Wisconsin, officials noted.
