THE BLUEPRINT:

  • officials to consider a 153-unit senior living facility at OneNorth
  • The five-story, 240,000-square-foot development includes memory care, assisted living, and independent living
  • Construction drawings are expected by August, with a 16-20 month build timeline.

Bayside officials will consider a 153-unit senior living facility as part of the ongoing OneNorth redevelopment.

Wauwatosa-based Matter Development is proposing a five-story, more than 240,000-square-foot building with memory care, assisted living and independent living facilities with high-end amenities located on the northwest corner of West Brown Deer and North Port Washington roads. It’s part of the OneNorth 26-acre, mixed-use redevelopment in the village which includes the new North Shore Library and over 100 apartments.

The Bayside Plan Commission scheduled a public hearing on Tuesday to consider the senior living facility. If approved, the facility will need to be considered by an architectural review board.

The designer hopes to have construction drawings ready at the end of August and building will likely take between 16 and 20 months, said Nick Carnahan, project manager and partner at Galbraith Carnahan Architects.

The project will feature 20 memory care units with a dedicated dining area and common space, Carnahan said.

The assisted and independent living spaces are amenity-rich with a dining hall, wellness rooms, golf simulator, theater, bar and lounge, Carnahan noted. There will also be physician offices for traveling physicians, and there will be an outdoor courtyard in the center of the building for residents, he added.

“It’s a project we’re excited about,” Carnahan said. “The style and amenities are going to make it a compelling place for people to gravitate towards. We’re excited to see it come to fruition,” he added.

Cobalt Partners and LaMacchia Holdings are redeveloping a parcel northwest of Brown Deer and Port Washington Roads and bringing in a mixed-use development called OneNorth. In early 2024, developers completed The Symphony, a luxury apartment building with 98 units and a new library.

When the senior living facility is completed, will manage real estate. Koru Health will manage nursing and staffing services.

The project team includes Pinnacle Engineering group as civil engineer, Spire Engineering as structural engineer and o&o studio as interior designer.
