Barrett Lo Visionary Development on Tuesday announced new renderings of its planned mixed-use development near the former Boston Store at Southridge Mall in Greendale.
Designed by KTGY’s Chicago office, the project will include multiple mid-rise structures with 675 market-rate apartments and more than 20,000 square feet of retail space centered around a village green area, officials said. The project will be located at 5300 S. 76th Street, the former home of the Southridge Mall Boston Store.
Plans were proposed and an open house was held on Tuesday at Historic Hose Tower.
“Our vision for this project is to activate Southridge Mall as a destination where visitors and residents alike can enjoy the great shopping experience of the mall paired with the premier lifestyle and community that this development will offer,” Rick Barrett, founder of Barrett Lo, said in a news release. “We’re thankful for the shared vision and collaboration of the Greendale Board of Trustees in making this beautiful development possible,” he added.
Construction will be split into four phases: The first phase will introduce around 230 residences. The second will include 175 residences, followed by 155 residences in the third phase and 115 residences in the fourth phase.
“Today’s design unveiling is an exciting culmination of over two years of work to establish the architectural vision and design potential of the Southridge Mall redevelopment,” said Craig Pryde, a principal of KTGY. “Mall redevelopment presents a unique opportunity to revitalize existing retail assets within communities, bringing in housing, new retail, and recreation in a strategic way. We’re grateful for the continued partnership with BLVD and the Village of Greendale to provide a concept for this urban community and bring the vision to reality,” he added.
The project will center around a village green and exterior plaza space allowing for community attractions, events and connectivity between the mall and new apartment community, Barrett Lo officials said. Amenities will include a pool, fitness center, club lounge, dog spa, golf simulator, package room and co-working space, officials added.
The village has been working to free up restrictions around Southridge Mall’s redevelopment, which needs approval from property owners at the mall.
Village assists in redevelopment effort
Southridge owners are on a December 2024 deadline to sell the property for its bank Wells Fargo. The mall has been in foreclosure since 2021.
The former Boston Store has been vacant since 2018 and sits on a 14.82-acre parcel adjacent to Southridge Mall, according to village officials. The village bought the property for $3.3 million for redevelopment.
In 2022, the village started a tax increment district to fund $10.6 million in project costs. The village expects the project to bring $100 million in value to the area.
