Manufacturer plans new facility in Pewaukee

Uzelac Industries Inc., an industrial equipment supplier based in Greendale, shared plans for a nearly 40,000-square-foot industrial building in Pewaukee.

Brookfield-based Briohn Building Corp. submitted plans for a 39,103-square-foot precast concrete building at the northwest corner of Lindsay Road and Wilhar Road, according to a city plan commission agenda. The company requested a rezoning of a residential zone to industrial and to combine three parcels into a 6.7-acre lot.

The applications were tabled at the June 20 plan commission meeting, said Nick Fuchs, the planner and community development director of Pewaukee.

“The property is sizable enough for a future addition to approximately double the proposed Development,” submitters wrote in their site plan. “Uzelac is not seeking explicit approval of the expansion at this time, but notably is interested in making a long-term investment within the city,” they added.

Around 25 employees are expected to work in the facility full-time and plans anticipated the number to grow in the future.

Development plans included around 44% green space, which is above the city’s minimum requirement. Storm water will be retained in a nearby pond and wetlands on site won’t be impacted by development.

At a public hearing, a resident who lived directly across from the lot said they were opposed to having an industrial building in the area because of the heavy trucking entrance.

If the city and developers move forward, construction will be completed in one phase starting in August 2024. Uzelac would occupy the facility in April 2025.
