Evoni Apartments, a five-story, 285,500-square-foot luxury multifamily development in Milwaukee’s Historic Third Ward, represents a landmark achievement in urban construction and neighborhood revitalization. The $84 million project delivered 261 apartment units ranging from studios to three-bedrooms, along with 310 structured parking spaces and a comprehensive amenity package.
The general contractor navigated a series of compounding challenges to deliver the project. With no existing power grid on site, the team coordinated with WE Energies, the Historic Third Ward Association and the City of Milwaukee to extend power from two to three blocks away. Unstable soil conditions — a legacy of the site’s history as a railroad yard — required careful pile-driving analysis using largely outdated site plans. Construction adjacent to Henry Maier Festival Park demanded close coordination with Summerfest personnel, with crews pausing work during festival hours and adjusting delivery schedules accordingly.
COVID-related permit delays prompted the addition of night and weekend shifts to maintain the project timeline. An innovative fall protection plan secured patio doors with specialty hardware until delayed balcony materials arrived.
Beyond the building, the project completed a long-planned extension of E. Corcoran Avenue to N. Harbor Drive, establishing a direct pedestrian and bike connection between the Third Ward and the lakefront — fulfilling a neighborhood planning goal dating to 1986.
