Milwaukee developer pitches 100 apartments in Pleasant Prairie

A Milwaukee-based developer wants to carry out a second phase of multifamily construction at a site located south of 75th Street in Pleasant Prairie.

Milwaukee-based Fiduciary Real Estate Development on Monday presented plans for the next phase of the Seasons at Riverview, which will include five buildings with 100 units and nine single family homes. The Plan Commission approved their conceptual plan.

The first phase of the Seasons involved 300 apartments delivered in 2023. The community reached stabilization at a 94% occupancy rate in September 2023, FRED officials said.

Initially, the site was designated to be a senior living community as the village Plan Commission approved plans for 159 senior apartments, three four-unit independent senior living houses and a three-story building with 147 assisted living units with a memory care facility. However, those plans never moved forward.

The Plan Commission on Monday discussed amending the neighborhood plan for single-family lots and apartments.

FRED’s plan calls for five residential buildings with 20 units each, nine single family home sites and a detached garage. The development will include 10 studios, 40 one-bedrooms, 40 two-bedrooms and 10 three-bedroom units. The project will include 139 parking spaces.

Given the first phase reached stabilization ahead of schedule, FRED officials said there was significant demand for high-quality rental housing in Pleasant Prairie.
